I Love It When A Plan Comes Together Buyers & Sellers In Our Case

Of the many properties I manage for my investor partners recently all of them have been owner financed or lease optioned to visitors of this website.

About a year ago I was searching for websites that specialized in lease options and owner financing. Amazingly there were very few and none that I really liked and of all those that I did find and pay to advertise on only one generated any calls (leads) with no sales made from any of those ads overall.

Determined but new to websites and internet marketing I decided that I would build this site just so I had a good place to advertise my own rentals, lease options, rent to owns and if the down payment is right owner financed contract for deeds and sometimes regular mortgage notes.

We still have turnover but our real buyers are sticking to the plan we helped them with and things have gone very well considering the current real estate market.

Where the plan really seems to be falling into place is that sellers are finally coming to terms with the fact that their house just will not sell at a “fair” price for cash. And Conventional or even FHA financing are almost impossible to qualify todays pool of buyers.

So we are starting to expand this website from selling and lease optioning not just our own properties but web visitors’ properties too. Sellers this means you!

This year I am making it my mission to grow this website from my little place on the web in Tampa to sell my homes and houses to “The place on the net to sell and owner financed or lease option rental property”.

We already have an affiliate in Miami and are expecting some Miami area owner finance lease option ads to roll out next.

California owner finance lease option houses will follow Miami.

Cash, FHA, Conventional vs Owner Financing

With only owner financed real estate listings on this site. We thought it would be useful to write a bunch of original articles on the subject to help those visitors trying to decide which way to go when buying, selling or renting a house. Owner financing opens up another door for buyers and sellers to close a deal without traditional qualifications.

I’ll add an articles category so it will be easier for returning visitors to find new information or you could just subscribe to my RSS feed delivered to your email.

For those borrowers [fewer by the day] that will qualify conventional type financing still offers the lowest interest rates and best terms. The only thing that will change this is if conventional interest rates climbed at or above Hard Money Rates currently at around 12% on average. This is very unlikely to happen within the next few years

The reason I am so persistent with owner financing real estate when buying and selling is:  All you need is a willing buyer and seller. Right now there is no home loan  available to those borrowers with less than a 620 Credit Score and anything other than full loan documentation.

There is a giant untapped market out there right now for those of us willing to educate and help potential home buyers become aware of ALL available options for financing real estate in 2010 and for several years to come. It will surely get much worse out there for would be home buyers before it starts getting any better.

I wonder if there is a “paper friendly real estate listing agent” in Tampa I could network with. Here we seem to have a great supply of visitors and potential homebuyers but a lack of good First Time Homebuyer inventory out there. If not I will need to train one of my friends since a real estate license is not in my future. I like being a licensed mortgage broker just fine who puts paper or owner financed deals together in addition to traditional and Hard Money Loans.

Owner Finance Lease Option Rental Free Listing Beta Test Open

The site is ready for public beta testing.
